The Layar

The Layar is a boutique villa estate tucked down a quiet lane off Jalan Pangkung Sari in Seminyak. Its 23 villas are recognisable by their dramatic sloping roofs, a contemporary take on a sail – layar in Indonesian – set above landscaped gardens and private pools. The estate feels secluded despite being within walking distance of Seminyak’s restaurants, shops and beach clubs.

The appeal is the balance between independence and service. Each villa is a self-contained home with its own entrance, garden and pool, but a full team handles housekeeping, meals and arrangements, so it runs more like a hotel than a rental.

Rooms & villas

Villas come in one-, two-, three- and four-bedroom layouts. All have private pools and gardens, open-plan living and dining areas that open fully to the outdoors, and bedrooms with en-suite bathrooms. The larger villas are designed for families and groups of friends, with generous living spaces for shared meals and evenings in.

Beyond the private pools, The Layar offers sports and spa services, including in-villa wellness programmes and massages. The team can arrange airport transfers, drivers, tours and restaurant bookings. Seminyak Beach, the boutiques of Jalan Kayu Aya and a string of cafes are all easily reached on foot or by a short ride.

Who it suits

The Layar suits families and groups of friends who want to stay together in one villa with hotel-style service, as well as couples who prefer a private pool to a busy resort. It is ideal for travellers who want to explore Seminyak’s dining and shopping but return to a calm, walled garden. It is not a beachfront property, and there is no large shared pool scene – the focus is firmly on your own villa.

Practical tip: because the villas are in central Seminyak, you can walk to many restaurants, but pavements can be narrow and uneven; Grab or the villa’s driver service is easier after dark. Evening traffic on Jalan Petitenget and Kayu Aya is heavy, so plan dinner reservations with this in mind. For celebrations or group stays, discuss private chef menus and airport arrangements with the team before arrival so everything is ready when you land.

Groups often combine a stay here with a few nights in Ubud or Uluwatu to experience different sides of the island.
